House in Kutaisi

Project Description – Rehabilitation of a Residential Building on Newport Street, Kutaisi Located in the heart of Kutaisi, on the historic Newport Street, this residential building is both an architecturally significant and emotionally resonant element of the city. The area represents one of the early points of Kutaisi’s urban development, and the building itself still gracefully completes the compositional line of the street — confidently standing at its end, firmly inscribed into the city’s silhouette. The rehabilitation project aims to preserve the building’s original character while breathing new life into its structure. Its massive limestone walls, wooden balconies, and brick extensions each hold the spirit of an era when Kutaisi was evolving into a city-museum. Accordingly, the project includes both structural reinforcement and restoration using authentic materials and historically accurate tones. The building is visually and structurally divided into two parts, constructed in different periods and with different materials: Part A, the main volume, is relatively stable and requires only selective reinforcement and restoration of specific architectural elements. Part B, built with light brick and featuring a wooden bay window, is in a critical state and requires full demolition. The planned interventions include: • Removal of the outdated metal staircase, • Replacement of damaged wooden railings, • Restoration of original stone openings, • Demolition of unsafe additions. The balcony decorations will be partially reconstructed and partially restored by hand, following the original craftsmanship. All wooden surfaces will be coated with specialized products to prevent damage and preserve their natural texture.
